We have discussed the psychology of where to place the navigation of a web site and perhaps in small snippets we have discussed what actually motivates a viewer but I don't see a thread dedicated to build a website that has the chance of taking a viewer to become a client.
I have more viewers the past 8 months but fewer requests for further information. My site has been in the top ten until last month and still there for many niche phrases - they do property searches, return for more property searches, but Nada for contacts. My old, huge, very busy and colorful homepage did not do anything for me in serp, and the market conditions were different enough to make it difficult to compare, but when I relied on niche terms and link referrals I had more inquiries. If your website converts well, please share it here so we can begin to get back to basics and have our sites make us money.

Don, basically it's about creating landing pages that will convert visitors into leads. You need to identify which pages are the ones that should get people to contact you. The pages with specific community info? You can start with them and work your way into the rest of the site. A simple rule of thumb - the contact method should be obvious on your landing page. May be you should have a prominent form on each of your community pages for the start.
Google some info on creating and optimizing landing pages. Also check out this Copyblogger on Landing Pages as well. I'll try to get back to this thread when I have some time.

I get a lot more clients by having registration for details of properties. That way they automatically are put on a drip campaign and I receive replies back from that. I don't really consider a registration a lead but a reply to my drip is a lead. I have tried it both ways and by far get more clients from my website with registration and drip.

Following up with people and getting them to reply is the most important "next step" in the lead generation. Of course, at the end of the day the bottom line is how many sales you can close out of all the leads.
