Buying a Home can be an Emotional Roller Coaster! Especially if your a 1st Time Home Buyer. It's Scary enough to think about the payments for the next 30 years. When your just beginning to dig your heals into finding out if you even qualify for a loan the waiting can have you on edge. Most people want to know right now if they can start looking for a home. Most don't even know where to begin or don't even know what they want.
Now that you found out how much you are able to afford a month its best not to spend that much so your not strapped when something needs repaired and it doesn't even have to do with the house. What if you need money for that cracked tooth you broke eating all that candy at a Halloween Party? That could be stressful if you spent everything you make in loans. Sit down and see just how much money you will have each month for savings for times like this.
Find a Real Estate Agent you trust by asking your friends and family who they used and what their experience was like with that person. Make a list of Must's,

Now your in Love with 123 My Home and you put in an offer. Here in NC the sellers have 3 days to respond. Most take a day but sometimes people are out of town and it takes longer. Don't call your Agent every hour they will let you know just as soon as they do believe me. They want the deal to go through too and get paid for a job well done.
Hang on to your minds because all kinds of stuff happens while the loans are being processed and the Emotional Roller Coaster Begins. I had one this week that if there was no road maintenance agreement he couldn't get that loan without one. One guy on the road said NO and we all called him and asked pretty please, my client LOVES this home. It went back and forth for weeks. Now the buyer is on a Emotional Roller Coaster. He is in love with this home and don't think we will find another one.
I know Every Real Estate Agent has their stories and could add some wild ones. Wheeze, Buying Homes is fun & exciting but sometimes they can give you a ride you didn't think you got on. Be patient, don't give up and you will find the home you want and be glad you own instead of paying someone else's mortgage.
