Latest loan modification report card

More U.S. homeowners are receiving mortgage modifications, according to the latest report card on the program from the federal goverment.
The number of permanent modifications climbed to 170,000 in February from 116,000 in January, according to the U.S. Treasury Dept.
There’s been criticism from housing advocates that many three-month trial modifications started by lenders have not been made permanent. It’s clear from February’s increase, Treasury was not pleased with the results and are pushing lenders harder.

Federal refinancing aid extended

The federal government has added a year to the Home Affordable Refinance Program, known as HARP.
Part of the $75 billion housing aid package, HARP allows homeowners who are underwater, meaning they owe more than their house is worth due to falling home values, to refinance to a lower interest rate.
Now, homeowners who owe up to 125 percent of what their home is worth have until June 2011 to try to refinance under the plan.
About 190,000 homeowners have been able to use the program to refinance so far.

Nab a real estate deal - while you still can -

By Beth Braverman, staff reporterMarch 2, 2010: 10:30 AM ET

(Money Magazine) -- If you've been holding off on a real estate purchase, glimmers of a turnaround in the housing market may have you wondering if it's finally time to make your move.
While home prices remain low, they're no longer free-falling in most markets. Mortgages are historically cheap. And the sweet tax credit that was offered to new buyers last year has been extended to April 30 and expanded to include current homeowners too.

How to choose a neighborhood

If houses are like spouses, a neighborhood is like the extended family. But while you can have a good marriage and still dread holidays with the in-laws, you'll never love a house if you don't like your neighborhood.
How can you choose the right community? Become a neighborhood detective. Figure out what you're looking for, do research and find a neighborhood that fits your description. You don't even have to wear a trench coat -- but it probably wouldn't hurt.

Phoenix home building slows as tax credit expiration looms

The federal tax credit for homebuyers boosted new home sales in metropolitan Phoenix last year. But now the expiration of the credit looms, and new home sales and building have slowed down again.
In January, new home closings in the Phoenix area fell to 479, the lowest level in decades, reports the Phoenix Housing Market Letter. Last November, Valley new home sales surged to 1,3124 as builders offered deals to rival foreclosure prices, and buyers rushed to take advantage of the tax credit. In December 2009, there were 956 new home sales.

Arizona foreclosure help legislation

Arizona Democrats have introduced a package of legislation to help tackle the state’s foreclosure crisis, and protect homeowners.
HB 2715 would give homeowners facing foreclosure another 60 days to work out a loan modification.
HB 27404 calls for allowing renters in foreclosure homes to stay in the house and continue to pay affordable rents, and homeowners who lose homes to foreclosure to remain as renters;
HB 2766 requires a landlord to give a renter at least 30 days notice if they have to move out of a foreclosure home

Finding A great realtor to sell your Home

Finding a Great Realtor to sell your Home
The Phoenix area is full of people who sell real estate. Some of them are smart, efficient, focused, versatile and willing to go the extra mile. And some of them aren't.
Finding an agent who will sell your home in Gilbert, Chandler, Mesa, Tempe, Ahwatukee, Maricopa & Queen Creek using a range of marketing tools to get you the best deal possible in a reasonable amount of time, all while charging a fair rate, takes some effort. Interview at least three candidates before you sign a contract.
