How do I free up more time for prospecting?

  • Schedule it in your SMART Week
  • There will always be disruptions, so block off prospecting time
  • No better motivation than remembering your income is directly related to the number of calls you make
  • Shut your door when you make your calls so you don't get interrupted!
  • Get rid of distractions. If you were at a "REAL" job, your boss wouldn't tolerate interruptions, so you shouldn't either
  • Prospecting should always be on your Top 5 Things To Do Each Day list

What is the best use of my time for getting listings? I often get to the appointment and all they really want is a free CMA

  • Ask the homeowner for a referral in exchange for the free CMA
  • Make sure to follow-up with the potential homeseller. Put them in your 1-31 follow-up system
  • Start the appointment with your POCA (Preview of Coming Attractions). This will put you in control.
  • Ask the question "On a scale of 1-10, how motivated are you to list your home soon?"
  • Don't go on any listing appointment unless it's "Gettable". This means that you make sure all decision makers are present, you have enough time to properly conduct the appointment, you know their motivation beforehand, you know "their" price beforehand, your CMA is a "ballpark analysis", and you've sent a "pre-listing package."

  • Check out www.ereadysetsell.com
  • Ask a lot of questions
  • Make yourself "unique."
  • Make use of "cream puff listings."
  • Give them something of value, such as a Homebuyer Helpkit.
  • Remind them that your buyer services are FREE, as the seller is the one who pays commission.

How do I stay organized with all the mounds of papers in my office?

  • Start the "Paperless" process TODAY!
  • Look at and/or touch each item only ONCE. Save/scan/file or toss it!
  • Try your dangest to get so busy that you have to hire an assistant, who will handle those mounds of paper for you!
  • Find a system, such as Top Producer
  • If you're afraid to throw anything away, just in case your computer crashes, simply purchase "Carbonite" or another similar back-up program to store all of your files automatically online.

How do I increase my listing inventory?

  • It's a process that involves your motivation. When you make your B.O.B. calls, always probe for listing referrals
  • Use the Floyd Wickman Program FSBO Kit!
  • Work expireds. The have already admitted they want to sell and are ready to price it right.
  • Mondays are the best day to call expireds, as they may have attempted an Open House and most likely no one showed up.
  • Many FSBO's are actually short sale prospects, as they may be doing for sale by owner because they think they can't afford a REALTOR. Explain to them that they don't pay the commission, their lender does.
