The Valley Of The Sun is coming back nicely! That's the Greater Phoenix Metro area in Central Arizona, for those of you not familiar with our nick name. :-) And, with our strong Web presence, we really didn't get hurt by the overall slowdown (thank God).

The real estate market in the Naples Florida area is coming back slowly - we are seeing consecutive months of increasing closed and pending sales. The volume of available properties is still too high. The months of inventory is running in the low 30 months range.

Even a month later...
I have to echo Matt & Gary's forecast - Arizona, namely Southern Arizona is definitely correcting itself.
The challenges are still present, but I believe that consumer confidence is coming back. whew!

I have noticed more calls coming from Buyers and Sellers. Interest is rising in Chicago's west suburbs; Westchester, Berwyn, Elgin are the markets of interest. South Berwyn and Westchester due to affordability and low taxes and Elgin for Ryland new construction with 2,000sf for low to mid $200K!

I am noticing an increase in e-mail inquiries for all price categories, but the largest portion is coming from the under $300k figure.

Maine is so much more affordable than many areas and this low low pricing coupled with the beauty of all four seasons make this an attractive location. You can buy a home you would live in for $40,000!

We see the same in the Phoenix Metro area. There are lot of listings from $20K to $50K price range. I'm not sure I'd live there, but affordable prices like $160K-$230K provide so much house for the money that I never could imagine especially in the surrounding areas. Local sales volume is way up. Our statistics shows that in the city of Phoenix sales were 170% higher in January 2009 than last year at the same time. If I could get my credit history and money back instead of buying in the summer of 2005, and if I bought today, I think me and my family would be set for a long-long time :)

We are seeing some properties on the market for prices that are in the $20's and $30's here. Although the prices are very low, we do have to wonder if the property is in some type of association, does the association have a sufficient number of its members paying their monthly or quarterly association fees. There have been situations where the association to continue to render basic services needed to raise the association fees by 50%. As real estate agents, IMHO, we need to have a way for our clients to be aware of the financial situation of the association they are thinking about making a purchase within.

Austin is better than most cities, but things are slow and prices are starting to come down. According to Builder Magazine, we have the second healthiest housing market of metro areas. Having said that, would I want to be the second healthiest patient in a hospital?

The market in Central Florida is looking great for buyers. We are helping plenty of people find Windermere and Dr. Phillips short sale homes for sale. The Orlando area of Florida is always booming and families are moving to the suburbs because of the luxury homes and proximity to jobs and city life. Wendy Morris Realty
